I AM STARTING THE PROCESS INTO BUILDING A MODEST HOME IN THE MT WASHINGTON AREA OF LOS ANGELES.

DO I START WITH THE ARCHITECT. I HAVE LOCATED SEVERAL LAND PARCELS, BUT UNCLEAR ON WHICH TO INVESTIGATE FURTHER TO BUILD ON.

I PLAN ON HIRING A CONTRACTOR. SHOULD I START WITH AN ARCHITECT. IF SO I COULD USE REFERALS TO ARCHITECTS FAMILAR WITH DESIGN AND BUILDING IN THE 90065 AREA AND THE MT WASHINGTON PLAN.

THIS IS INTENTED AS A SMALL TO MODEST HOME/STUDIO >1500 SQ FT.

ANY HELP/IDEAS ARE GRATEFUL Smile

The best way to go about this would be to set up an "image" of your house in your head. once done, locate land that ould be suitable to your image. After that Contact an architect and a contractor and sit down with both and hammer out some plans and figures.

You should start with an architect. Architects design; builders build. You have to design a project before you can build it, so you need to hire an architect first. To do it the other way around would be like an automobile manufacturer creating the dies to build a car with before the car has been designed.

Carpenterguy's advice is in my opinion off the mark. A house should be inspired by and designed to fit its site. You don't design a house first and then go looking for a place to build it... it won't be right for its site or for its users if you do it that way. Not to mention that it almost certainly will be more expensive to build.

Builders and lay persons do not well understand what architects do, and that is the fault of architects. The common perception of an architect is that he is some kind of glorified drafter. But an architect is not a drafter any more than an author is a typist. Architects don't (or shouldn't) "draw up blueprints" after all the design decisions have been made. No, a good architect helps his clients figure out how they want to live. He will make you consider your life and your home in ways that have not occurred to you. He/she will help you formulate the right vision for your house, will introduce you to inventive materials and ideas, will prepare comprehensive drawings and specifications for bidding and construction, will coordinate the work of site engineers, landscape architects, and other consultants, and will help you find the right contractor to build your project for the most reasonable price.

I just completed a major remodel in Glassell park/mount washinton,pretty much a new house.An architect is a must especially when it comes to dealing with the mount washinton specific plan,something needed as well as regular plans.

Get a really good architect is the first step. A good architect in this case is not some one who does beautiful sketches and design. This need to be someone who knows the nuts and bolts of local planning and building dept requirement. A good architect will charge about 10 % of the construction cost for small job like this. Cheers
